Burnaby Exterminators for Towers, Townhomes and Detached Homes

Burnaby splits into two very different pest control problems. The tower clusters at Metrotown, Brentwood and Edmonds are high density, so cockroaches and bed bugs travel through shared walls, risers and laundry rooms, and treating a single suite rarely holds. Detached neighbourhoods like Burnaby Heights, Capitol Hill and the streets below Burnaby Mountain sit close to parkland and ravine, which brings carpenter ants, rats and wildlife in through crawlspaces and rooflines.

Our Burnaby exterminators scope the building type first, because a townhouse block near Deer Lake and a walk-up near Central Park need different plans even when the pest is the same.

The same licensed crews cover New Westminster and East Vancouver on the same routes, so a Burnaby callout is not waiting on a van from another city.

Seasonal Pest Activity in Burnaby

Burnaby’s pest calendar is not evenly spread. Knowing which season you are in changes what is worth treating, and when treating early saves a bigger job later.

Carpenter ant active in spring

Spring — March to May

Overwintering carpenter ant colonies become active and winged swarmers appear, which is why spring is the season to treat — a colony found now is smaller than the same colony in August. Wasp queens are founding nests at the same time.

Wasp nest at its summer peak

Summer — June to August

Wasp and hornet colonies reach their largest and most defensive point of the year. Nests around rooflines, decks and garden structures stop being a nuisance and become a stinging risk. Flying ant swarms also occur across Metro Vancouver.

Rat moving indoors as the weather cools

Autumn — September to November

Burnaby’s busiest season. Cooling, wetter weather pushes rats and mice from parkland and ravine toward heated buildings, and they only need a gap about the width of a pencil. Exclusion done now prevents a winter infestation.

Cockroach active indoors during winter

Winter — December to February

Burnaby’s mild wet winter never forces the die-off a colder climate would, so rodent activity continues indoors. Cockroaches and bed bugs are unaffected by season at all — both breed year-round in heated buildings.

Our method

How We Handle Pest Problems in Burnaby

The same five steps run on every job. What changes is the method, not the sequence.

Pesticon technician applying a targeted treatment along a baseboard

Inspection

We walk the interior and the perimeter before anything is applied — crawlspaces, rooflines, utility entries, vents, and in multi-unit buildings the shared walls and risers.

Source identification

Finding the pest is not the same as finding the source. Species and building type together decide the method: a tower suite and a Burnaby Heights crawlspace need different plans for the same insect.

Targeted treatment

Applied by a certified applicator at label rates, in targeted placements rather than broadcast across living space. Most professional products in B.C. are restricted-class and may only be used this way.

Exclusion & prevention

Entry points sealed and the conditions that invited the pest corrected. Removing a population without closing the route in is the most common reason an infestation returns.

Follow-up

Anything with a life cycle needs a second visit timed to eggs laid before the first treatment. That visit is planned in from the start rather than sold afterwards.

Choosing an Exterminator in Burnaby

Five questions are worth asking any pest control company in British Columbia, including us. None are difficult to answer, and a company that hesitates on them is telling you something.

Are the technicians certified, and in which category? Most professional products in B.C. are restricted-class, so only a certified applicator may buy or apply them. Certificates come from the province under the Pesticide Applicator Certificate programme, and Structural is the category for work in and around buildings. They expire and must be renewed.

Is the company insured, and for what? Ask about liability cover specifically. Treatment means working in crawlspaces, on roofs and around occupied living space, and you want to know who carries the risk if something is damaged.

What method will be used, and why that one? A good answer names the approach and the reason — gel bait and growth regulators for German cockroach rather than sprays, heat or targeted chemical for bed bugs, exclusion plus trapping for rodents. An answer that is only a product name is not an answer.

Is the quote in writing, and what does it cover? A single visit and a programme that includes the return visit are different products at different prices. Get the scope in writing before work starts.

What is the follow-up and guarantee policy? Ask what triggers a return visit, how long cover runs, and what you must do to stay eligible. Every guarantee in this industry has conditions — the useful question is whether the company states them up front.

Burnaby Pest Control FAQs

How soon can I clean after pest control?

Wait until treated surfaces are fully dry, then clean normally — but never wipe, wash over or spray on top of bait placements. Bait is meant to be carried back to the harbourage, and removing it undoes the treatment. Your technician points out where the placements are before leaving.

How long after pest control can I go back inside?

For most interior work, once the product has dried — usually two to four hours depending on the treatment and ventilation. Bed bug heat treatment is the exception: the unit stays empty of people and pets for the whole session, and we tell you the duration before the day.

How long after pest control can I bring a baby home?

Follow the same dry-time guidance, then allow a little longer for rooms where an infant will be on the floor, and ventilate them well first. Tell us in advance if there is an infant, someone pregnant or anyone immunocompromised — it changes which products we use and where we place them.

How long does pest control last?

It depends on the pest, not the visit. A wasp nest is finished the same day. Rodent work holds as long as entry points stay sealed. Cockroaches and bed bugs are life-cycle problems: eggs laid before the first treatment still hatch after it, so the follow-up is what makes the result last.

Are the treatments safe around children and pets?

Products are applied by a certified applicator at label rates in targeted placements, not broadcast across living space. Keep children and pets off treated surfaces until dry and out of rooms while work is in progress. Tell us about pets beforehand — fish tanks and bird cages need covering or moving.

Why are rodents such a common problem in Burnaby?

Burnaby's mild wet winters mean rats and mice stay active year-round rather than dying back seasonally. Older housing stock has crawlspace and foundation gaps, while towers around Metrotown and Brentwood see activity through parkades, waste rooms and shared risers.

Do you seal entry points or only treat the pests?

Both. Removing the current population without closing the entry point is why infestations return. A mouse can pass through a gap about the width of a pencil, so exclusion is part of the job rather than an extra line on the quote.

Can you treat a whole strata or apartment building?

Yes, and for cockroaches, bed bugs and rodents it is usually the only approach that holds. These pests move along shared walls, plumbing risers and waste rooms, so treating one suite while neighbouring suites go untreated moves the population rather than removing it. We work with the strata or building manager.

How much does pest control cost in Burnaby?

Our services typically start at $300–$350 plus tax for common pests like ants, wasps and rodents. The final price depends on the pest, the property and the level of infestation, and we quote after inspection so the number covers the whole job rather than only the first visit.
