Cockroach Infestations in Vancouver Homes & Businesses

Cockroaches are a common issue across Vancouver due to the region’s damp climate, dense housing, and shared building structures. Apartments, restaurants, basements, and older homes provide ideal conditions for infestations to spread quickly.

Once inside, cockroaches hide in walls, drains, appliances, and cabinets — often going unnoticed until the problem becomes severe. Without Pesticon’s professional treatment, infestations can multiply rapidly and spread between units or neighbouring properties.

Why cockroaches are a serious health risk

Why Cockroaches Are a Serious Health Risk

Cockroaches are more than just unpleasant — they can pose real health concerns:

  • Contaminate food and surfaces with bacteria
  • Trigger allergies and asthma, especially in children
  • Spread pathogens from drains and waste areas
  • Create strong odours in heavy infestations

Early removal is critical to protect both your home and your health.

Signs you may have a cockroach infestation

Signs You May Have a Cockroach Infestation

Cockroaches are nocturnal and tend to stay hidden, but common warning signs include:

  • Live cockroach sightings, especially during the day
  • Small black droppings (similar to pepper or coffee grounds)
  • Egg casings (oothecae) in cabinets or corners
  • Musty or oily odours in kitchens or storage areas
  • Smear marks along walls or surfaces

If you notice any of these signs, the infestation may already be established.

DIY Cockroach Removal vs. Professional Cockroach Extermination in Vancouver

Many attempt DIY cockroach treatments, but these methods rarely eliminate the entire infestation. Cockroaches are highly adaptable and can survive most over-the-counter sprays, making professional extermination the best choice for long-term results.

Knowing Which Cockroach You Have Changes the Treatment

German cockroach is the one that matters most in Vancouver apartments and restaurant kitchens. It is small, tan, marked with two dark stripes behind the head, and it breeds indoors year-round. A single egg case carries roughly thirty to forty eggs, which is why an infestation that looked minor in spring can be severe by late summer.

Oriental cockroach is larger, near-black and slower. It prefers cool damp spaces, so in Vancouver it turns up in basements, crawlspaces, underground parkades and around floor drains rather than up in kitchens. It usually signals a moisture or drain problem as much as a pest problem.

American cockroach is the largest of the three, reddish-brown, and most often found in sewers, boiler rooms and commercial buildings with warm humid plant rooms.

The distinction is practical, not academic. German cockroach is treated with gel bait and growth regulators indoors and responds badly to sprays. Oriental cockroach is usually solved by fixing the damp and sealing the route in. Treating one as if it were the other is the most common reason a job fails.

Why Retail Sprays Usually Make German Cockroach Worse

Aerosol sprays are repellent. Against German cockroach that is the opposite of what you want: the population scatters out of the harbourage you sprayed and into wall voids, adjoining cupboards and, in an apartment, the neighbouring unit. The visible insects drop, so it feels like progress, while the colony spreads and becomes harder to reach.

Professional treatment does the reverse. Gel baits are non-repellent and get carried back into the harbourage, and an insect growth regulator stops the nymphs that hatch afterwards from reaching breeding age. That is also why one visit is rarely enough — eggs already laid are unaffected by anything applied on day one, so a follow-up is timed to catch them after they hatch.

In B.C. the products that do this work are restricted-class and may only be bought and applied by a certified applicator under the Integrated Pest Management Regulation. HealthLinkBC publishes plain-language guidance on cockroaches and the health risks they carry, including their role in triggering asthma.

Preparation That Actually Changes the Result

Cockroaches need food, water and harbourage. Removing the first two before treatment makes the bait the most attractive thing in the room, which is exactly what you want.

Before the visit: clear and wipe out cupboard interiors, empty the space under the sink, fix dripping taps and clear standing water, move dry food into sealed containers, take rubbish and recycling out, and pull appliances away from the wall where you can so the technician can reach behind and underneath them.

After the visit: leave the bait placements alone. Wiping them off, spraying over them or setting off a fogger will undo the treatment. Normal cleaning of surfaces is fine and encouraged — just not on or around the placements themselves.

Frequently Asked Questions

Why did the cockroaches get worse after I sprayed?

Retail aerosols are repellent, so German cockroaches scatter out of the sprayed area into wall voids and neighbouring cupboards or units. You see fewer for a few days, then more of them in more places. Gel bait works the other way — it is non-repellent and gets carried back into the harbourage.

I live in an apartment. Will treating only my unit be enough?

Often not. German cockroaches move along shared walls, plumbing risers and waste chutes, so an untreated unit next door keeps re-seeding yours. Where we find that pattern we will say so, and the right fix is to treat the adjoining units at the same time, usually through the building manager or strata.

Do I need a second visit?

For German cockroach, almost always. Egg cases laid before the first treatment are not affected by it, so a follow-up is scheduled to catch the nymphs after they hatch. Skipping it is the most common reason an infestation returns.

How long does cockroach treatment take?

Most treatments are completed within one visit, but severe infestations may require follow-ups.

Is cockroach treatment safe for pets and children?

Yes. We use targeted, low-risk products and provide clear safety instructions.

Do I need to leave my home during treatment?

In most cases, no. We will advise if temporary precautions are needed.

Will cockroaches come back after treatment?

Our treatments are designed for long-term control, especially when combined with prevention measures.

How much does cockroach control cost in Vancouver?

Cockroach control starts at $300 + tax for a standard home or apartment with one kitchen. Larger homes or multi-kitchen properties may cost $400–$450+, depending on the infestation and treatment required.
